Job description
The property development manager identifies development opportunities (brownfield or greenfield sites, high-potential sites, etc.) in line with the branch’s or region’s development strategy.
Main duties
Prospecting
- Identifies high-potential sites and building plots by monitoring/actively searching for opportunities and/or reviewing requests or requirements that are consistent with the company’s strategy
- Monitors all land opportunities and keeps abreast of urban and property development issues in order to predict industry trends
- Helps identify land-related calls for tenders, analysing them with a view to submitting a potential bid in accordance with the branch’s development strategy
Project feasibility studies
- Helps analyse customer requirements, drawing on knowledge of the local market and on market studies, with input from the commercial support functions
- Identifies the potential of chosen sites and develops value creation scenarios
- Initiates and oversees the technical feasibility study, working with the architect and the technical support functions
- Assesses legal risks, working with the relevant support functions
- Reviews financial feasibility in accordance with technical, commercial and legal criteria
- Prepares the commercial and legal proposal for submission to the owner
- Presents and pitches the benefits of the project in-house, with a view to having it approved by the Vetting Committee
- Negotiates and finalises land-purchase agreements with owners (signature of purchase agreement)
- Manages the relationship with the seller through to purchase of the land
Local representation
- Represents the entity, both directly and by supporting representation activities
- Builds and coordinates a network of key contacts (business introducers, facilitators, lobbyists, local partners)
